In this instance the holder of the existing lease is responsible for the production of the commercial EPC. Commercial EPC legislation states that you cannot market the property without a commercial EPC in place.
New build domestic properties are assessed using the SAP energy assessment method – Which is based on different principles to that of existing domestic properties using rdSAP to produce an EPC.
