<p><strong>Landlord Legal requirements</strong></p>
<p>Anyone who lets a residential accommodation as a business activity is required by law to ensure the equipment they supply as part of the tenancy is safe.</p>
<p>The Electrical Equipment (Safety) Regulations 1994 requires that all mains electrical equipment (cookers, washing machines, kettles, etc), new/second-hand, supplied with the accommodation must be safe. Landlords therefore need to regularly maintain the electrical equipment they supply to ensure it is safe.</p>
<p>It is strongly advised to have the equipment checked before the start of each let. It would be good practice to have the equipment checked at regular intervals thereafter.</p>]]></content:encoded>

			<content:encoded><![CDATA[<p>We have been contacted by a number of Accreditation bodies in relation to <acronym title="Energy Performance Certificate">EPC</acronym> legislation enforcement urging energy assessors to assist in reporting incidents to Trading Standards, the CLG and the local regions MP -Where properties are being marketed for let or sale without an <acronym title="Energy Performance Certificate">EPC</acronym>.</p>
<p>At every opportunity we offer our new and existing clients FREE <acronym title="Energy Performance Certificate">EPC</acronym> legislative advice as to whether their own property requires an <acronym title="Energy Performance Certificate">EPC</acronym> or is exempt. The current <acronym title="Energy Performance Certificate">EPC</acronym> law stipulates clearly the following:</p>
<p><em>“As soon as a building is in the process of being offered for sale, it is the responsibility of the seller to make available an <acronym title="Energy Performance Certificate">EPC</acronym> to prospective buyers”</em></p>
<p><em>“As soon as a building is in the process of being offered to let, it is the responsibility of the prospective landlord to make available an <acronym title="Energy Performance Certificate">EPC</acronym> to prospective tenants”</em></p>
<p>Any breach of the above is putting the responsible person(s) at risk of an enforceable penalty.</p>
