The land adjacent to the Old Manor development is a new 3 storey mixed use property consisting of 1No. A2 retail unit,14No apartments and integral car park. It comprises of ground floor retail unit and residential accommodation on the above floors. The commercial areas of the ground and basement level are fitted out more commonly known as fit out. The client has been advised by the council that proper BREEAM assessment may not be required for the retail unit. Therefore, the client was advised to produce a BREEAM pre-assessment at this stage with a requirement of a Very Good BREEAM Rating. In this way duplication of BREEAM assessments is avoided. Syntegra Consulting has undertaken the task of producing the BREEAM pre-assessment under the New Construction 2011 BREEAM technical manual. Syntegra had also produced the energy strategy report, outline M&E design and LZC design and the Code for Sustainable Homes (CSH) assessment for the residential units of the development. Hence, Syntegra’s in-depth understanding and experience in mixed-use development M&E/Low Zero Carbon (LZC) design and CSH and BREEAM Commercial assessments, has successfully produced a detailed 2011 BREEAM Pre-assessment study for the retail unit of the development.
